Uniform Screening Criteria

Below is a list of uniform screening criteria you should review before contacting Commerce Real Estate:

• Credit Score: 625
• Valid ID
• Rental Application: Must be complete, correct and verifiable;
• Proof of Income: FOUR Weekly(one month) or TWO Bi-Weekly paystubs dated within SIX weeks of your rental application. Award letter if applicable. TWO years of tax returns if self-employed OR if paystubs are unclear or inconsistent;
• Required Income: Net monthly income must be equal to or more than 3.5 times the rent of unit desired and verifiable (Net monthly Income = gross per year divided by 12, less total of all minimum debt payments per month; if self-employed - the adjusted gross income will be divided by 12);
• Employment: At least TWO consecutive years at same job or in the same field of employment;
• Trades: Minimum TWO open trades and paid timely;
• Bank Account: Proof of funds in the amount of monthly rent desired multiplied by THREE;
• Judgments: No open judgments (non-eviction related);
• Evictions: No evictions on record less than FOUR years old that end in Judgement for the Landlord(not satisfied): Evictions exempted : more than FOUR years old, filed during COVID-19 emergency period, have been sealed, withdrawn, marked satisified, settled, discontinued and ended, have a judgement by agreement in place in good standing or have been resolved;
• Collection Accounts: TWO or less open collection accounts;
• Bankruptcy: Must be more than THREE years old and discharged;
